According to the 1997 Guinness Book of World Records (the only edition I have in my home library), the largest house in the world is the 250-room, 175,000-square-foot Biltmore House in Asheville, North Carolina.
Wikipedia article on Biltmore House: http://en.wikipedia.org/wiki/Biltmore_Estate
Guinness also gives St. Emmeram Castle in Germany as the "largest nonpalatial residence." It has 517 rooms and a floor space of 231,000 square feet.
Of course, this information is 10 years old, and it's possible that these records have been surpassed. I don't have access to a newer version of Guinness, and can't find any useful information online.

The Istana Nurul Iman palace is the official residence of the Sultan of Brunei, Hassanal Bolkiah. The palace is located on a leafy, riverside sprawl of hills on the banks of the Brunei River directly south of Brunei's capital, Bandar Seri Begawan, no more than a few miles outside the city center. It is the largest residential palace in the world and the world's largest residence of any type. It was designed by the National Artist of the Philippines for Architecture, Leandro V. Locsin.

The biggest house in the world actually belongs to royalty which was not a big surprise. We are talking about Windsor Castle in Berkshire county, England. It belongs to Queen Elizabeth II and is queen’s home since the beginning of 1950s. Other well know enormous and respected properties by Queen Elizabeth are Buckingham Palace, London, as well as Holyrood Palace, Edinburgh.
Let's go back to the biggest of them, Windsor Castle whose area counts almost 46 thousand square meters. This castle has been renovated and changed many times through its history and being in today’s condition – it has around one thousand rooms.
