According to the 1997 Guinness Book of World Records (the only edition I have in my home library), the largest house in the world is the 250-room, 175,000-square-foot Biltmore House in Asheville, North Carolina.

Guinness also gives St. Emmeram Castle in Germany as the "largest nonpalatial residence." It has 517 rooms and a floor space of 231,000 square feet.
Of course, this information is 10 years old, and it's possible that these records have been surpassed. I don't have access to a newer version of Guinness, and can't find any useful information online.

The Istana Nurul Iman palace is the official residence of the Sultan of Brunei, Hassanal Bolkiah. The palace is located on a leafy, riverside sprawl of hills on the banks of the Brunei River directly south of Brunei's capital, Bandar Seri Begawan, no more than a few miles outside the city center. It is the largest residential palace in the world and the world's largest residence of any type. It was designed by the National Artist of the Philippines for Architecture, Leandro V. Locsin.
