Buddy saved her! Although we don't find out until a few moments later that it was a ghost. He had committed suicide earlier that evening.

As far as we know, only 2 actually died in the movie. Jessica was murdered and Buddy committed suicide. Annie's husband didn't die in the movie and there is much to say about whether or not Buddy's father died. Some say he did, some say he just got badly burned. If you know for sure, please inform me of it.
