A young woman with a knife pursues someone through the famous Los Angeles murder house, chasing her from the top floor all the way down into the basement. There, the chased woman is met by a figure in a rubbersuit, stabbed repeatedly, and left to die.

The girl in the suit is Scarlett, one of the residents of the house, and after this chase she finds herself in the bathtub with the armed woman, Ruby. Ruby explains that when she was young, her parents died in a car crash and she went to live with her uncle, Tony. It was nice in the beginning, she claims, but it wasn't long before he started harming her. When she turned sixteen, they drove six hours out to Tucson and she discovered that her parents never died. In fact, they sold her off to Tony, who was never really her uncle in the first place. It's why she started wanting to kill things.

Ruby came to Los Angeles with the specific aim to find the murder house since her first thought was always to kill herself. Due to the house's notoriety, it made sense to use it as her final resting place. She snuck in and slit her wrists, but no one ever told her that if you died on the property, you would be stuck there forever. Her body was found by the realtor selling the property and buried outside in the yard.

Ruby urges Scarlett to kill herself so that they can be together in the house forever before she sinks into the water of the tub and disappears.

Neither of her parents are aware of this, however, and when the detectives inform them of Scarlett's call to Maya on the night of the disappearance and their phones being tracked to the house, they aren't sure how to explain it.

That night, Scarlett is visited by Maya and the other girls she killed, and before they can exact their revenge, Ruby appears to protect her. Fortunately, her strength is enough to scare the others away.

Scarlett and her parents continue to sit with her therapist (despite her earlier death in the house) and it becomes very clear that their time in the house is unravelling all of them. Troy refuses to give up on the house flipping dream despite all of this and it leads to a major argument. When the therapist leaves, Scarlett admits she likes the house.

Despite all of the difficulties, Troy invites a contractor, Adam, into the house with the aim to get a reasonable quote. He hasn't told Michael that he's been dipping into Scarlett's college fund to pay for renovations, but he aims to finish what he started. Fortunately, Adam likes the idea of pursuing the high-profile gig and it cuts his costs.

Though Troy is able to convince Michael that they need to hire Adam to help them with the renovations, it takes next to no time before Troy starts cheating on his husband...even while he's in the house. The find is a shock to all of them, but worse, perhaps, is Adam's decision to murder the labourer her hired on to help, smashing his head with a hammer. They're all in it together, he says, and the house is still a good opportunity for all of them to rebuild and get themselves out of the hole.

The argument in the bedroom devolves quickly when Adam recommends that they reseal the hole with the labourer inside, cover the bodies with lime, and move on with the reconstruction efforts. The stipulation, however, is that he be in as an equal partner on both the bed and breakfast plan and their marriage. When Adam ultimately reveals Troy's infidelity, Michael drags him down to the front door and forces him out, right into the knife of a man waiting there in the rubbersuit.

Both Michael and Troy rush upstairs to locate Scarlett and flee the house, but she seems to be missing. Instead, they find the ghosts of the labourer and the murdered girls. They break away to the kitchen to make their escape, but find themselves unable to run, constantly looping back through the kitchen instead of reaching the backyard. It's then that they realize they've been killed...and it's Ruby's fault

Scarlett returns home as the trick-or-treating begins outside, and when she walks into the house she finds the place seemingly empty. She finds the open wall in the bedroom, realizing that her victims have been found, but she notices the bodies that have since been added as well. She rushes out to find her fathers dead in the master bedroom and, in fear, races to hide in her own room. Ruby's already there though, and she explains that she's responsible; it means that Scarlett has no reason to ever leave.

Michael and Troy speak to the therapist in their next session in an attempt to come to terms with their death and being trapped forever. Scarlett seems fine with the situation. In fact, their death means she isn't completely beholden to their influence. Though they urge her to think about her safety, she feels there's nowhere safer.

Scarlett gets dressed for a night out at Griffith Park. Donning the rubbersuit, she discovers that Ruby can join her on the one day that she can leave the house; Halloween is the one day the dead can walk the Earth. Scarlett and Ruby head out into the night and come to terms with their relationship. Over the months, they fell out of contact with one another and Shanti, now friendless, has come to realize that Scarlett may have killed Maya and the others in her psychopathy. The events that have happened and the fact that she knows have harmed her irreparably.

As Scarlett leaves, Maya and the bullies descend upon Shanti and, due to the lies she told the police, plan to kill her brutally. Shanti is saved, however, when Ruby comes forth to protect her, claiming that any friend of Scarlett's is a friend of hers. Shanti is grateful, but she suggests that what Ruby's done to her has trapped Scarlett for the worse.

When Scarlett and Ruby later reunite to murder the workers of a nearby haunted house attraction, the bullies take their chance, knowing that if they kill Scarlett out in the real world then she can never return to the murder house, regardless of what Ruby does to them. Scarlett is barely able to get away.
10. Once Scarlett leaves, how often does she visit the murder house?

Scarlett and Ruby walk back to the murder house before sunrise and Scarlett has to make her final decision. She will not remain there. It's ultimately not what she wants from her life, even though she loves Ruby and her parents. She decides to pack her belongings and hit the road. Since her fathers don't need their retirement funds or 401k it means she can get by for longer than anyone would expect. They embrace one last time before she leaves them behind.

On her way out, the last person Scarlett says goodbye to is Ruby, who she hugs. She's the only person in her life, she claims, whose suffering brings her no pleasure.

Ten months later, Scarlett phones home. The family is doing well, but that's not why she called to check in. She lets Ruby know that she's found her 'uncle', Tony. She's sure it's him. She puts on the mask of her rubbersuit, grabs a hammer, and heads in to give Tony the worst (and last) day of his life.
